Sansiri identifies Ratchapruek zone as prime area With land prices appreciating 3-7%/year. Great response for latest project – ‘Burasiri Ratchapruek-345’

Sansiri Public Company Limited revealed that the Ratchapruek zone has retained its popularity with the land prices appreciating 3 to 5 percent per year. The reasons are that it is an important economic zone for Bangkok and Nonthaburi, with access to six commuter train projects and the new Ratchapruek-Kanchanapisek North-South Link Road that will be completed in 2017. These important factors have driven demand that has quickened the absorption of supply. The first half of 2016 saw more than 90 percent of supply in this zone sold.
 
The first phase of the 2,400-million-baht “Burasiri Ratchapruek-345” ready-to-move-in detached house project was enthusiastically received with 40 out of available 48 units sold within 1½ months. The main attraction of the project is the convenient location with immediate access to Sirat (Chaeng Wattana-Rama 9) Expressway, and the perfectly balanced “Thai modern” design of the houses with the starting price of only 5.29 million baht. Meanwhile, the overall picture of the detached house market shows a continued popularity with units priced at 5 million baht and above selling well.
 
Sansiri Public Company Limited (SIRI), said that the overall picture of the detached house market in the year’s last quarter is still positive and is still in high demand. This market is trending towards the ready-to-move-in detached house in the price range of 5 million baht and above. The popular locations seem to be those with high economic potentials. One area that bears watching is the Ratchapruek Road zone. This is due to its present and future potentials as the road that runs parallel to the Outer Ring Road (Kanchanapisek) and the Inner Ring Road (Charansanitwong), as well as being the main road connecting the western part of Bangkok to Sathorn Road in the midst of CBD.
 
On the north-south axis, Ratchapruek is linked to Highway 345 to Bangbuathong and Highway 346 to Rangsit, Chaiyapruek-Nonthaburi Road, Phetchakasem Road, Krung Thonburi Road and Rama V. With such convenient and quick connections and accesses to either inner city or the provinces, Ratchapruek has been developing rapidly resulting in the appreciation in land prices with the proliferation of community malls and restaurants to service the burgeoning communities and housing projects.
 
In addition, the Rural Highways Department has a plan to expand Ratchapruek Road from six lanes to 10 lanes to alleviate the anticipated traffic growth and improve the efficiency of the road. By November 2017, the road linking Ratchapruek and Kanchanapisek (on north-south axis) will be completed, making the transportation network in this area even more integrated and able to relieve the traffic congestion in other heavily loaded routes. Future economic and community growth in the area will also be readily supported.
 
The Sirat 2-Eastern Ringroad, Sirat (Chaengwattana-Rama IX) and the Underground MRT Bangraknoi Tha-It Station will facilitate fast connections into the city. Thus, there is no question as to the steadily increasing demand for housing in Ratchapruek Road zone. In the first half of 2016, the absorption rate of supply was as high as 90 percent for ready-to-move-in detached houses with those in the 3.00-6.99-million-baht range being the most popular, followed by houses in the 7.00-9.99-million-baht range, and the 10.00-19.99-million-baht range, respectively. Meanwhile, the land prices have also increased constantly at 3-7 percent per annum on the average.
 
“The Ratchapruek zone location is considered to be western Bangkok’s transportation hub because it is linked to many roads and bridges across the Chao Phraya River. Therefore, rapid development is clearly evident along both sides of the route making the area suitable for housing with the residential projects attracting a lot of interest leading to the heavy demand.

The project’s Phase 1 has sold 40 out of the available 48 units within just 1½ months. We considered the response to be highly satisfactory.
