BTS Group and Sansiri announced the completion of The LINE JatujakMochit, the first condominium project developed by the BTS Sansiri Holding Group joint-venture. Following its phenomenal global launch two years ago, the development received overwhelming positive responses from Thai and international buyers alike. Thanks to the recent completion of its construction, the condominium development is now undergoing a process of unit inspections and ownership transfers. The group expects 3-billion-baht worth of property to be transferred to homebuyers by the end of this year. The LINE JatujakMochit boasts a strategic location close to Thailands soon-to-be most important transportation hub, as well as amenities for metropolitan living, making it an ideal residence and a worthy long-term investment. Its facilities have recently been upgraded with an integration of modern living innovations and technology to better meet the lifestyle needs of consumers in the digital age. With this developments success, BTS Group and Sansiri have reaffirmed their commitment to long-term collaboration.

Sansiri Public Company Limited, recounted that “The LINE Jatujak–Mochit’s 2015 global launch in three markets – Thailand, Hong Kong and Singapore ­– marked a new chapter in Thailand’s real-estate industry. Our international roadshows attracted more than 2,500 visitors. The ratio of Thai to foreign buyers of this development is 85 to 15. Thanks to its success, BTS Group and Sansiri have unveiled many new developments under The LINE brand, including The LINE Sukhumvit 71, The LINE Ratchathewi, The LINE Asoke–Ratchada, whose sales we were able to close during the presales days. In addition, The LINE Sukhumvit 101 and The LINE Phahon–Pradipat even won four awards from the 12th Thailand Property Awards. We consider all of these developments a success in terms of domestic and international sales, as well as development capabilities. We will continue to develop new projects under The LINE and other brands. According to our 5-year investment plan, there will be at least 25 projects with an accumulated worth of 100 billion baht. The long-term partnership between BTS Group and Sansiri is crucial for the excellence of our developments and contributes to consumers’ confidence in our brand. Next year, three condominiums developed by BTS Sansiri Holding Group worth 10.200 billion baht – namely The LINE Ratchathewi, The LINE Asoke–Ratchada and The BASE Garden–Rama 9 – will be ready for ownership transfers. Currently, our joint venture with BTS Group has a 3-year revenue backlog of 24 billion baht.”
 
The LINE Jatujak–Mochit by the BTS Sansiri Holding Group is a 43-storey, 841-unit high-rise condominium development. The units range from 25.25 sq. m to 105.75 sq. m. The project is located on a 4-Rai plot of land near Mochit BTS station and Chatuchak MRT station. A skywalk connecting the condominium to the BTS station through a community mall located in the front of the project will to be opened in 2018. The development is surrounded by office buildings, hospitals, shopping malls, department stores, the Chatuchak Weekend Market, the Or Tor Kor Market and a vast green space of over 700 Rai.
 
“The LINE Jatujak–Mochit is a property of great value thanks to its numerous strengths as a residence. It is strategically located adjacent to the largest transportation hub in Thailand. 2. Strategic location of Phahon Yothin–Lat Phrao: This location offers long-term potential with the emergence of the Phahon Yothin Transportation Hub, also known as the Bang Sue Central Station. Upon its completion, this area will become the largest and most important transportation centre in Thailand: It will be home to an interchange of mass rapid transit rail systems, four high-speed train routes to all regions of the kingdom with a plan to expand to neighbouring countries, bus terminal and two expressway systems. The development of these amenities has resulted in the constant development of new real-estate projects as well as ever-rising land and property prices. Condominium projects in the area has an average gross rental yield of 5–6% per year. The price of The LINE Jatujak–Mochit was 170,000 baht/sq. m on average when it was first launched in 2015; it’s currently going for 185,000 baht/sq. m, representing a 10% increase. The value is very much likely to continue to grow in the future due to the government’s long-term plan for the area. In addition, the project is surrounded by 700 Rai of a public park’s greenery and scenic cityscape. Considering all these factors, the project is ideal as a residence and a long-term investment.  
 
3. Sansiri’s first smart condominium: With the integration of advanced technologies and innovations for modern living, the development is perfectly tailored to digital-age consumers.
· Homeowners simply use a special-edition Rabbit card, as a BTS pass and a key to the condominium’s premises and common recreational facilities. The main entrance of condominium is equipped with a RFID technology.
·  Using the Home Service Application’s Facility Booking feature, homeowners can conveniently reserve common spaces and facilities in the condominium for their private use.
· The communal areas are equipped with motion-censor lighting to help save energy.
· Homeowners easily unlock their Smart Lockers using a personal pass code. They will also receive a notification via the Home Service Application.
· Trendy Wash allows homeowners to operate washing machines without the need for coins. It also notifies them once their laundry cycle is finished
. The Good Waste Refun Machine is an automatic plastic bottle recycling machine that contributes funds to each homeowner’s common area maintenance fee or the charity of their choice.
· Smart Move is our car sharing service for residents, using two BMW i3 electrical vehicles. Rental fee is per minute. The project also features EV charging stations.
 
Other upgraded in-building amenities include a new ventilation system for optimal air flow and energy conservation from the reduced use of the air conditioning system; Blocks Wall in the children’s play room will let the young one’s imagination fly; and the gym with a 360-degree view and world-class equipment as well as exercise equipment for wheelchair users.
